Located in Noida, near the Yamuna Expressway and a proposed metro link, the JM Baxi Corporate Office is conceived as a distinguished commercial address within a rapidly changing urban setting. Against this backdrop, the project seeks to establish a more composed and measured workplace, one shaped by openness, art, and environmental responsibility rather than by corporate enclosure alone.

The planning is guided by restraint as much as by efficiency. With the building footprint limited to just over thirty percent of the site, a substantial portion of the plot is preserved as open and landscaped ground, giving the development a lighter presence and a more deliberate relationship to the outdoors. The tower is oriented in response to sun path and prevailing winds, allowing daylight and ventilation to play a more active role in the workplace environment. As a result, the building feels less sealed and inert, and more breathable, connected, and attuned to its setting.

Arrival is treated as a meaningful part of the architectural experience. Air-conditioned entrance lobbies, integrated artwork, and carefully managed visitor and access systems create a first impression that is both assured and welcoming. Within, the workplace is conceived as open, airy, and socially connected, with breakout terraces, an entry-level restaurant, meeting and conferencing spaces, a town hall, cafeteria, gym, and dedicated staff and driver facilities. Together, these programmes support a fuller ecosystem of work, gathering, pause, and exchange.

Sustainability is embedded throughout the project. Targeting LEED Platinum and GRIHA 5 Star standards, the building integrates daylight optimisation, energy reduction, water conservation, wastewater recycling, rainwater harvesting, and intelligent building management into a coherent environmental strategy. The office is ultimately conceived not simply as a place of occupation, but as a more thoughtful workplace setting, where landscape, art, technology, and sustainability are brought into careful alignment.
