Located on Dr. Annie Besant Road in Worli, CG House occupies a narrow yet highly visible site along one of Mumbai’s principal arterial corridors, close to the Bandra-Worli Sea Link. This position, together with the lower-rise foreground towards the sea face, allows the tower uninterrupted north and north-east views at upper levels and gives it the potential to register as a distinct presence on the Worli skyline. The project draws on this advantage to shape a premium commercial address defined as much by outlook as by access and visibility.
The planning strategy turns the constraints of the site into a more deliberate and legible experience of arrival. Pedestrian and vehicular movement are carefully segregated, with principal access from the north-northwest and traffic confined to the periphery. A double-height entrance lobby, landscaped spill-out areas, an arrival café, and a covered drop-off lend the base of the building a more welcoming and hospitality-oriented character. Above this, seven levels of podium parking, together with robotic parking in the basement, support efficient circulation through jump elevators, while a dedicated podium amenity lobby introduces an additional social layer within the tower.
The office floors are planned for both flexibility and workplace quality, with maximised leasable area, divisible floorplates, and fully daylit workspaces oriented towards expansive sea and city views. The core is positioned to temper the harsher western exposure, freeing the office edges for daylight and outward-facing vistas. At the upper levels, landscaped amenity terraces and a rooftop penthouse extend the experience beyond the conventional office floor. The façade, explored through a series of vertical expressions, is conceived to give the tower a refined and memorable silhouette.
