K Raheja Corp’s Commerzone Raidurg is envisioned as a next-generation IT and ITeS campus that functions as a social anchor within Hyderabad’s urban fabric. Spread across nine acres, the mixed-use development comprises 3.7 million square feet of built-up area, including 2.63 million square feet of leasable office space, and is anchored by a 4.5-acre landscaped podium conceived as the communal heart of the precinct.

The masterplan responds to the site’s gentle contours and a preserved rocky outcrop through an L-shaped organisational strategy that aligns buildings with the terrain, frames long views toward Durgam Cheruvu Lake, and creates a series of connected, vertically layered environments. Rather than segregating uses into discrete blocks, the campus is organised through horizontal stratification, allowing public, semi-public, and workplace realms to flow vertically while retaining distinct identities. This translates into an active ground plane with a public retail promenade, a semi-public podium at the first level, and a 20-storey superstructure composed of two conjoined office towers.

Hyderabad’s cultural and landscape identity informs the architecture through reinterpretations of local motifs, with jaalis, frit patterns, paving geometries, and pergolas referencing Charminar and the Qutb Shahi Tombs. Landscape design draws from the city’s lake-edge morphology, using irregular geometries to shape water bodies, hardscape, and circulation. Climatic responsiveness guides the ground plane, where shaded walkways, shallow water bodies, and wind corridors enhance thermal comfort through evaporative cooling. Native tree canopies and misting elements further cool the promenade.

The retail promenade is animated by food kiosks, shaded seating clusters, and triangular pergolas, while a stepped amphitheatre at the junction of the two towers supports events and informal work, reinforcing the campus as a social institution. Above, the landscaped podium offers outdoor collaborative workspaces, walking loops for informal meetings, and quiet alcoves.
