Located in Kanjurmarg, Mumbai, the project occupies a prominent corner site at the intersection of the Eastern Express Highway and the Jogeshwari-Vikhroli Link Road. With direct access to major commercial districts such as Powai and Vikhroli, proximity to the railway station, and forthcoming metro infrastructure along its edge, it is conceived as a highly connected urban centre. Yet its significance lies not only in connectivity. The site also commands expansive outward views, particularly towards the mangroves and the more open eastern edge, giving the development an environmental presence unusual within Mumbai’s rapidly intensifying urban fabric.
The masterplan is structured as a mixed-use district in which residential, commercial, retail, and hotel components are clearly distinguished yet held within a coherent spatial framework. Four commercial towers define the workplace precinct, while the residential enclave is composed as a cluster of standalone towers arranged around a large elevated podium landscape. A segregated hotel zone and a retail high street complete the ensemble, allowing each programme to operate with autonomy while contributing to a unified experience of the site. Vehicular movement is carefully distributed across these zones, reducing congestion and lending greater order and ease to the daily experience of residents, office users, shoppers, and hotel guests alike.
At the centre of the proposal is a strongly conceived public realm. The commercial and retail precinct is organised around a high street plaza imagined as a flowing riverwalk, where landscape, water, kiosks, spill-out dining, and flagship retail animate the ground plane and cultivate a more urban, sociable atmosphere. By contrast, the residential podium is conceived as a forested retreat, with shaded walkways, water bodies, activity loops, gardens, and wellness-oriented amenities creating a quieter world above the city.
The project’s ambition rests in the way it orchestrates intensity and relief, bringing together urban scale, programmatic precision, and landscape to create a destination of uncommon clarity and presence in Mumbai.
