Located in Nonadanga, Kolkata, Utpalaa is conceived as a premium residential address within a largely low-rise context, with views extending toward the Eastern Wetlands, the Hooghly river corridor, and the adjoining oxidation ponds. The masterplan uses this openness to advantage, arranging six towers along the site edges and releasing the centre as a four-acre landscaped podium that becomes the visual and social heart of the development.
The planning is shaped by a clear concern for privacy and environmental comfort. Every residence is designed as a corner home, open on three sides and without common walls, allowing for stronger daylight, cross ventilation, and a more independent sense of living. The towers are spaced to preserve clear outlooks while also creating shaded courts and wind movement through the site. This emphasis on openness extends to the arrival experience, where each tower is given a grand drop-off and lobby sequence with adjoining spaces designed to support both everyday use and collective gathering.
A state-of-the-art clubhouse is integrated into the podium and distributed across multiple levels, with banquet halls, indoor sports, games rooms, café spaces, gym, pool, sky lounge, spa, yoga deck, guest rooms, and co-working zones. The façade reinforces the project’s identity by expressing each vertical stack of homes as an individual tower form, giving the skyline a more refined and articulated presence.
