Sattva Commercial Development

Set within Bengaluru’s evolving technology corridor, the Sattva Boganahalli Commercial Development reconsiders the contemporary workplace as a landscape-led environment where architecture, ecology, and human experience are inseparably connected. Rather than treating open space as residual land between buildings, the masterplan places landscape at the centre of the development, allowing it to become the primary organiser of movement, interaction, and identity.

Three office towers are strategically arranged around a generous green commons that functions as the social and environmental heart of the campus. This central landscape establishes a continuous network of shaded pathways, collaborative outdoor spaces, plazas, cafés, and recreational zones, creating an environment that extends the workplace beyond the confines of the office floor. The resulting spatial framework encourages chance encounters, informal collaboration, and moments of pause, enriching the daily rhythm of working life.

Responding to Bengaluru’s temperate climate, the design employs passive environmental strategies to enhance comfort and performance throughout the year. Tower orientation, daylight optimisation, extensive planting, and microclimate creation work in concert to reduce energy demand while elevating the quality of the workplace environment. Pedestrian movement is prioritised across the campus, transforming circulation routes into active social spaces embedded within a continuous landscape experience.

A careful balance between density and openness enables the development to maximise commercial potential while maintaining a strong connection to nature. The architecture derives its character from this relationship, with shaded terraces, landscaped spill-out spaces, and a distinctive skyline composition reinforcing the dialogue between built form and green infrastructure. Sustainability is therefore not expressed as a standalone feature, but as an intrinsic quality woven into the planning, architecture, and experience of the campus.
