Casagrand

Located in Sholinganallur, Chennai, the project is conceived as Casagrand’s first flagship IT/ITES commercial development in the city. Set within the rapidly evolving office belt near OMR, the site is defined by its elongated form, proximity to major infrastructure, and the demands of a hot-humid climate. The design responds by shaping a compact and highly efficient commercial block that addresses performance and identity in equal measure, balancing operational rigour with a strong and recognisable presence on the skyline.

The planning strategy organises the building as a large linear office floorplate, with service cores positioned along the southern edge so that workspaces open predominantly to the north, benefiting from more diffused daylight and reduced solar glare. This arrangement improves visual comfort across the workplace while supporting a highly efficient floorplate with strong divisibility and independent lift access. The project is calibrated to meet demanding benchmarks in energy performance, daylight optimisation, and façade efficiency, while also integrating renewable energy potential, rainwater harvesting, and the retention of existing trees within a broader environmental framework.

At ground level, the building is conceived as a prominent urban address, marked by a double-height entrance lobby, landscaped greens, and a clearly articulated arrival sequence for both self-driven and chauffeur-driven users. Parking is distributed across stilt and basement levels, while terrace amenities extend the life of the workplace beyond the office floors. Architecturally, the building is composed as a strong base supporting a long elevated volume, articulated through curtain glazing, metallic fins, textured surfaces, and aluminium screens that lend it a restrained but memorable character. Together, these strategies shape a commercial address that is efficient in operation, responsive in climate terms, and assured in its urban presence.
