DTC Capital City

DTC Capital City is conceived as a high-rise residential community within the Rajarhat-New Town corridor, where low-rise surroundings meet a larger waterfront landscape. The project derives its identity from this setting, using the site’s open edge and natural pond as the basis for a landscape-led planning strategy. Organised around a central access spine and a waterfront-connected public realm, the development brings together residential towers, podium greens, recreation areas, and a club in a unified master plan.

The design places six residential towers along the periphery, releasing the centre as a large, shared podium landscape. This planning approach improves openness, allows winds to move through the site, and creates shaded communal space at the heart of the project. The towers are planned to deliver privacy and livability through 100% corner units, minimum two-side openness, and the elimination of direct cross-viewing between homes. Naturally daylit and ventilated cores, together with cross-ventilated apartments, support a more climate-responsive mode of high-rise living.

The architectural language emphasizes verticality through fins, recessed balconies, and framed façades, while the podium edge extends into boardwalks, stepped ghats, and greens overlooking the water. The result is a residential environment where landscape, access, privacy, and waterfront living are brought together within a coherent architectural vision. By combining environmental responsiveness, efficient access, privacy, and a strong landscape framework, the project proposes a contemporary model for high-rise community living in Kolkata.
