Pune
Located on NIBM Road in Pune, the project occupies a site with open views to the west and south-west, where the lower surrounding development allows a more expansive visual horizon. The architecture draws directly from this condition, shaping the development to orient toward its broadest outlooks and to fold that advantage into the everyday experience of domestic life. Conceived as a premium residential address, it brings together expansive homes, unobstructed views, and a rooftop landscape of unusual scale to propose a more elevated way of living.
The planning is organised around a stable central core and a carefully calibrated massing strategy that supports structural efficiency, clearer spans, and uninterrupted views across much of the floorplate. The residences comprise 3, 4, and 5 bedroom apartments, with larger penthouses at the uppermost levels, and are designed to privilege daylight, cross ventilation, and flexibility, including the possibility of combining homes where required. Large decks, broad glazed openings, and controlled solar shading allow the apartments to remain open to the landscape without compromising comfort.
Most distinctive, however, is the treatment of the roof. Rather than being left as residual space, it is conceived as an expansive sky garden of approximately three acres, with walking and jogging tracks, café seating, fitness and yoga areas, leisure decks, work-from-home spaces, banquet facilities, and planted social terraces. This elevated landscape creates a second ground plane in the sky, shaped as much for daily inhabitation as for panoramic views.
Retail at the lower levels lends the base a more active urban presence, while the tower above retains the calm and privacy expected of a premium residential development. Together, these elements define a high-rise community whose identity rests not simply on height, but on the quality of life it creates above the city.
