KRC B9 Commerzone

Conceived for Commerzone in Yerwada, Building 9 is planned as a new corporate address within a larger commercial ecosystem rather than as an isolated office block. The brief called for a development that would reflect a contemporary business identity while remaining globally relevant, visibly distinctive, and rooted in community-led workplace thinking. That ambition is expressed not only in the façade studies, but in the way the building is organised from the ground up.

The scheme is configured as two basements, a grand ground lobby, five podium levels, and ten office floors above, allowing the project to accommodate substantial parking, retail activation, and workplace amenities within a compact footprint. A 6-metre-high ground-floor lobby of approximately 5,700 square feet is paired with around 16,000 square feet of leasable retail, while spill-out landscape along the lobby and amenity areas lends the base a more open and hospitable character. The removal of a conventional roundabout drop-off in favour of a canopy-lined arrival along the 9-metre driveway further sharpens the sense of entry.

Typical office floors provide approximately 3,447 square metres of office carpet area, supported by revised lift banks, rationalised services, and a side-core planning strategy intended to maximise light penetration and usable workplace depth. Parking is distributed across stack-parked basements and on-grade podium floors, while the terrace is envisaged as a prime amenity zone for future dining, garden, or sports functions.

Its identity is reinforced through façade options that explore cubical stacking and volumetric decking, giving the tower a more articulated profile than a conventional commercial slab. The project’s appeal lies in this balance between performance and presence: a commercially robust office building that understands that contemporary workplace value is shaped as much by arrival, amenity, and image as by efficiency alone.
