Located in Baner, Pune, M-Fibonacci is conceived as a landmark commercial address with direct frontage to the main road and strong regional connectivity toward both Pune and Mumbai. The site’s prominence calls for more than a purely efficient office block, and the project responds with a building that combines workplace performance with a more open and recognisable urban presence.
The development is organised as a high-rise office tower rising above an active ground plane, multiple levels of podium parking, an amenity floor, and a rooftop programme. At street level, the arrival is deliberately expansive, with a large entrance plaza, retail frontage, shaded pedestrian areas, and a triple-height VIP entry sequence that lends the building a more civic and hospitality-led character. Vehicular and pedestrian movement are separated to improve clarity, safety, and ease of access.
The office planning is shaped by efficiency and flexibility. Large floorplates are designed to support multi-tenant occupation while maintaining strong daylight access, clear outward views, and well-organised service cores. Lift planning and parking integration are carefully resolved to reduce travel time through the building and support the demands of a contemporary commercial environment.
A strong biophilic agenda distinguishes the project. Landscaped spill-out spaces, green buffers, podium-level planting, terrace gardens, and rooftop social amenities introduce a more breathable and humane workplace experience.
