A landmark workplace that extends the office into gardens, terraces, and the city beyond

Located in Vikhroli West, the project occupies a highly connected site shaped by some of Mumbai’s most significant infrastructural corridors, including LBS Marg, the Jogeshwari-Vikhroli Link Road, the Central Railway line, and the Eastern Express Highway. Yet its character is defined as much by outlook as by access. Powai, the creek edge, railway infrastructure, mixed-use development, and fragments of lower-rise informal fabric together produce a context of unusual variety. The project responds by conceiving the commercial address around three interlocking ideas: light, landscape, and movement. Within one of the city’s most strategically connected growth corridors, it brings together twin office towers, large and efficient floorplates, a layered arrival sequence, and a central landscaped spine that gives the development a more composed spatial identity.
The scheme is organised as two office towers rising from a shared multi-level podium, with the built mass carefully parted to create a long landscaped centre between them. This open space is the primary ordering device of the project, introducing relief, daylight, and a more generous sense of arrival at podium and amenity levels. Parking is distributed across basement and podium floors, while twenty-five office floors in each tower maintain a commercial programme that is vertically efficient and structurally legible. Lobbies, business centres, meeting rooms, restaurants, a gym, crèche, auditorium, food court, and landscaped spill-out areas are woven into the podium and amenity levels, extending the workplace beyond the conventional office plate.
The towers are conceived as precise, high-performance volumes, their dark blue glazing and restrained façade language reinforcing a sense of height and skyline presence. At the podium, planted edges, screens, creepers, and metal fins temper the scale of the base, lending the lower levels a more tactile and inhabited character. The project’s distinctiveness lies in this balance between infrastructural rigour and spatial generosity, where commercial density is shaped through landscape, clarity, and a carefully modulated public realm.
