Conceived on a constrained urban parcel adjoining a metro terminal precinct, the project is defined as much by its regulatory and infrastructural context as by its architectural ambition. The site accommodates an existing metro-linked commercial component while releasing the balance FAR for a new office development, resulting in a scheme where parking, transfer lobbies, public arrival, restaurants, and workplace floors are carefully stacked rather than spread. The proposal was studied through multiple iterations before arriving at a revised concept based on a 4.25 FAR development framework.

Two tower strategies were explored, including an L-shaped single tower and a twin-tower scheme. The latter offers the larger typical floor plate at approximately 58,650 square feet, a more north-south orientation, and a slightly higher floor-plate efficiency of about 86 percent. In both cases, the workplace component rises above a substantial parking base comprising multi-level car parking and basement parking, with a transfer level and a dedicated amenity floor accommodating double-height lobbies, restaurants, café spaces, and connections to landscaped terrace spill-outs.

What gives the project its distinction is this vertical organisation of use. Rather than treating arrival, amenity, parking, and office space as separate systems, the scheme resolves them into a compact commercial section with unusual clarity. Landscaped terraces and rooftop organic farming soften the hard-working podium, while the office towers above retain the scale, visibility, and leasing efficiency expected of a contemporary metropolitan workplace.
