Maker Maxity occupies a rare condition within Mumbai’s Bandra Kurla Complex. Located between the Mithi River and Mahim Creek, the site is defined by an unusually open landscape edged by mangroves, rather than the dense urban fabric typical of the city. These expansive views guide the architectural and landscape strategy across nearly two million square feet of mixed-use development. Office towers, a mall and multiplex, hotels, service apartments, condominiums, and a drive-in theatre form an interconnected urban ecosystem, with the theatre referencing the site’s earlier land use. Together, the project functions as a cohesive mini-city where diverse programs operate in synergy.
Zoning is organised around functional relationships between offices, retail, and hospitality. The hotel occupies a central position, strengthening connections across the campus and enabling it to function as a unified whole. Buildings are embedded within a continuous landscape aligned with the basement structure, allowing seamless pedestrian movement and shared amenities. Office towers open to outdoor work terraces, gardens, and informal reading spaces that blur boundaries between workspace and public realm, while the hotel is oriented to capture uninterrupted views of the river and creek.

A public promenade along the site’s main frontage ties all components together and establishes a strong civic identity. Internal boulevards enhance walkability and create a pedestrian-oriented environment within one of Mumbai’s most commercially intensive districts. Landscape and built form are closely interwoven, encouraging social interaction while responding sensitively to the ecological context.
Environmental resilience is fundamental to the project. Research revealed the site lies within a historic water catchment basin, informing a comprehensive flood mitigation strategy. The entire development was raised one metre above the flood datum, and an exposed stormwater network directs excess water into flood channels during extreme events. During subsequent citywide floods, Maker Maxity remained dry, demonstrating the effectiveness of its nature-aligned design.
