Located in Bandra, Mumbai, the project is conceived as a mixed-use development that brings together commercial, retail, and residential programmes within a dense and exceptionally well-connected urban setting. Close to Bandra station, major road networks, and the airport corridor, the site derives its value not only from visibility and access, but also from its position within an established fabric of mid-rise and high-rise buildings. The ambition is to shape an A-grade development that accommodates multiple uses within a single vertical framework while contributing more actively to the everyday life of the city through a stronger and more animated ground plane.
The building is organised as a layered composition in which each programme is clearly articulated yet held within a coherent whole. Retail and food-and-beverage uses activate the podium and street edges along both abutting roads, creating a high-street frontage and a more engaged public interface at ground level. Above this, the commercial floors are planned as efficient, daylit office spaces, with centrally placed cores, flexible modules, and access to terraces and breakout decks that lend the workplace a more open and adaptable character. Rising above the podium, the residential component takes the form of a slimmer tower, with units oriented outward to preserve privacy and capture longer views across the Bandra cityscape.
Particular attention is given to circulation and arrival. Commercial, retail, residential, and service movements are fully segregated, allowing each programme to function independently while remaining part of a unified development. A triple-height entrance lobby, shaded arrival avenues, landscaped terraces, rooftop amenities, and a massing strategy of stacked and cantilevered volumes together give the project both clarity and presence.
Rather than simply stacking multiple uses, the project seeks to orchestrate them with greater precision, producing a mixed-use address in which urban frontage, workplace efficiency, residential privacy, and architectural identity are brought into careful balance.
