Located in Electronic City, Bengaluru, the project occupies a site within one of the city’s most established technology corridors, close to major office campuses and adjoining residential catchments. Its position near Hosur Road, within a predominantly commercial growth zone, gives it both strategic visibility and ease of access, while the larger setting of green edges and lower-rise development invites a more open and landscape-oriented architectural response. Conceived as a single iconic tower, the project is planned to deliver a premium Grade A workplace address with large, flexible floorplates capable of accommodating multiple tenants within a highly efficient commercial environment.

The planning is shaped by performance, climate, and movement. A relatively narrow floorplate, combined with a centralised core positioned towards the south, maximises daylight across the workspaces while preserving peripheral views and allowing flexible subdivision of office areas. Typical floorplates of approximately 38,000 to 40,000 square feet are organised as column-free layouts, supported by robust structural grids and service cores calibrated for long-term adaptability and ease of maintenance. Parking is distributed across podium and basement levels, with the movement strategy designed to shorten the transition from security to parking and from parking to office floors.

At ground and podium levels, the building broadens into a more social and outward-looking workplace environment. A large atrium, landscaped arrival courts, food and beverage zones, and a substantial podium create spaces for informal meetings, recreation, events, and work beyond the desk. Water features, stepped landscape elements, seating pods, sports courts, and shaded pedestrian routes lend the open spaces an active and inhabited character. In this way, the project moves beyond the conventional office block, shaping a commercial tower where efficiency, visibility, and landscape are brought into a more deliberate and contemporary balance.
