A high performance, daylit, energy efficient office tower designed for climate, comfort and contemporary work patterns
Morpho 41 is a compact Grade A office tower located in South Delhi’s Okhla Industrial District, demonstrating how high-performance architecture can be achieved on a constrained urban site. Conceived as a next-generation workplace, the six-storey, forty-two-thousand-square-foot building integrates sustainable design, technical precision and contemporary aesthetics into a refined architectural form. Every decision is calibrated to maximise daylight, enhance comfort and reduce operational demand.
The building is oriented north–south to achieve one hundred percent daylit workspaces, significantly reducing dependence on artificial lighting. Service cores are placed along the east and west edges, acting as thermal buffers that shield work areas from heat gain while keeping primary facades open and visually clear. This performance-driven logic extends to the facade, where a high-efficiency curtain wall balances transparency with thermal control. Ceramic frit patterns derived from traditional jaali geometries diffuse sunlight and establish a distinct architectural identity, while AAC blockwork, insulated roof assemblies and spandrel panels strengthen the thermal envelope.
Passive strategies including natural ventilation, evaporative cooling, night purging and thermal mass maintain comfort for nearly sixty percent of the year without mechanical systems. These are supported by active systems such as VRF-based cooling, treated fresh air units and rooftop solar photovoltaics, achieving energy performance over twenty-five percent better than ASHRAE benchmarks. Ventilation exceeds standards by thirty percent, aided by MERV 13 filtration and a fully automated building management system.
Water efficiency measures reduce potable water demand by more than forty-seven percent through rainwater harvesting, low-flow fixtures and recycled water use. Internally, column-free floor plates allow flexible planning, while exposed ceilings and restrained finishes reinforce the building’s contemporary character.
Morpho 41 demonstrates how climate-responsive design and precise engineering can elevate a modest urban office tower into an efficient, healthy and future-ready workplace.
