Gran Carmen is a niche luxury residential development on the outskirts of Bengaluru, spread across 13 acres and comprising over 120 villas. Conceived as a contemporary low-density living prototype, the masterplan balances the efficiency of high-rise planning with the intimacy of low-rise communities. The design prioritizes identity, livability, circulation, and security, with a strong emphasis on pedestrian experience.

The entire ground plane is dedicated to people rather than vehicles. All vehicular movement is diverted to the basement through on-site grade separation, resulting in a safe, walkable landscape of gardens, pathways, and recreational spaces that encourage daily social interaction. The basement, contained within each villa footprint, houses private parking, home entry points, and common services. This strategy frees the surface level from visual clutter, allowing it to remain entirely green and accessible.

The masterplan responds to prevailing wind patterns and site conditions, creating a network of landscaped open spaces that support passive comfort. Bengaluru’s moderate climate is integral to the planning, reinforcing the city’s identity as the Garden City of India. Each villa enjoys views of landscaped greens that soften the transition between interior and exterior spaces.

A centrally placed community centre anchors the development socially. Located at the entrance, it includes a health club, gymnasium, multipurpose halls, an all-weather swimming pool, and tennis and basketball courts. Its distinctive jaali façade, inspired by local Bauhinia flowers, provides shading, reduces heat gain, and creates a dynamic play of light.

Five villa typologies accommodate varied lifestyles, with public spaces below and private areas above. Local materials give each home individuality while maintaining a cohesive architectural identity. Gran Carmen is designed as a socially vibrant, climate-responsive community rooted in its landscape and context.
